When you have found your ideal property you will need to complete an application form and submit details of any employment, referees etc. You will then be credit checked so if there are any matters which are likely to come to light it is best to disclose these in advance. In some cases a Guarantor will be required and they must be a home owner in full time employment.
Tenancy Agreements are normally for a minimum of 6 months but can be extended if both Landlord and Tenant wishes to do so.
Up front costs will normally include:
- 1 months rent
- Security Deposit equal to 1 months rent
- Administration fee
We will prepare an Inventory and Schedule of Condition of the property, in advance of the tenancy starting. This is a detailed document which is normally backed up by photographic evidence of the condition at the start of your occupation.
Since 6th April 2007 all new tenancy deposits have to be protected in a government authorised scheme. Gowland White is a member of the Tenancy Deposit Scheme and will provide you with a certificate to confirm that your deposit is protected, provided we are managing the property. Any Landlord who chooses to self-manage must make their own arrangements for registering your deposit.
All properties rented through Gowland White comply with current legislation including:
- The Furniture and Furnishings (Fire) (Safety) Regulations 1988
- Gas Safety (Installation and Use) Regulations 1998
- Electrical Equipment (Safety) Regulations 1994
